process applications using the information below and select the best qualified
tenant. Application processing generally takes 1 business day. Please allow
that much time for an update. A $40 screening fee per applicant will apply.

In order to process your application, we
need you to provide us the following items:
Completed Application- We must have a completed application
for all adults who will be living at the property, and emancipated minors with
written proof of legal emancipation. Please make sure to complete all fields as
we only process fully completed applications. Incomplete applications will be
A valid, government-issued photo ID. The photo ID will be compared to the
application at the time the application is submitted, and the ID will be
returned to you once this comparison is complete. We will not retain a copy of
a photo ID unless your application is approved, and you have signed a lease.
Proof of income for all applicants- Applicants must make a combined minimum
of 3 times the monthly rent in gross income, to be considered. Applicants must
provide written proof of legal income, which is paid directly to the applicant
or a representative of the applicant. Proof of income includes, but is not
limited to, the following:
two months of employment pay stubs;
year’s Form W-2;
year’s tax returns;
two months of bank statements;
of retirement or investment income;
proof of other government income sources;
other written proof of legal, verifiable income

*We must verify your rental
references, so please make sure to provide good phone numbers for your current
and previous landlords. When possible, it is a good idea to let them know we
will be calling in advance. If we are unable to confirm your rental
history, your application will be denied.
*A co-signer will be considered if
applicant(s) falls short of 3 times the rent in gross income as a household.
Co-signers need to complete an application and submit the items above.
Co-signers must have a minimum 680+ FICO score and earn 3 times the rent in
*Pets- Please check the advertisement to confirm if pets
will be considered. You must attach a photo of your pet for your application to
be processed. If a pet is accepted, the security deposit will be increased by
$500 per pet, subject to the maximum allowable deposit under state law.
Assistance animals for personas with disabilities are not considered pets but
do still require our prior written approval. We handle all requests for
assistance animals in accordance with all relevant fair housing laws. We
reserve the right to seek written verification of a disability and
disability-related need for an assistance animal, as appropriate.
680+ FICO is considered basic criteria or just 1 Delinquent record, (medical and
student bills/loans will be disregarded). Applicant must not have any
evictions. Credit scores any less than 680 FICO score will be considered on a
case by case basis. Applicant may be approved with but not limited to, an
increased security deposit or pre-paid rent.
*Criminal History- All information
should be disclosed by all applicants for any criminal charges. This won’t
automatically disqualify an applicant. However, applicants who have been
convicted of any felonies for manufacture or distribution of a controlled
substance within the last 7 years will have their applications denied.
Applications who have been convicted of any felonies:
intentionally violent activity directed at another person and which resulted in
injury within the last 7 years;
damage to property (such as arson) within the last 7 years; or
Any sexual related
Will result in an individualized assessment
being conducted to determine whether the applicant poses a current threat to
resident safety or property. The individualized assessment will take into
consideration relevant mitigating information, such as: 1) the facts or
circumstances surrounding the criminal conduct; 2) the age of the individual at
the time the conduct occurred; 3) evidence that the individual has maintained a
good tenant history before and after the conviction or conduct; and 4) evidence
of rehabilitation efforts.
