Tenants’ Frequently Asked Questions

Tenant FAQs

What are the income and credit requirements to rent a home?
We look for income that is at least three times the monthly rent, and our minimum credit score is 680. If you don’t meet those standards but your application otherwise qualifies, a co-signor may be considered.
Do you accept pets?
Whether or not pets are allowed depends on the property you want to rent and the type of pet you own. Our advertisements usually reflect whether pets are welcomed. If so, we’ll need a photo of your pet and your security deposit will increase by $500 per pet.
How and when do I pay rent?
Your lease agreement will include all of the information you need about rent payments, including penalties for late payments. The easiest way to pay is online, where you can pay one-time or set up recurring payments every month. It’s a safe and secure way to ensure your rent is paid on time every month.
What if something breaks?
Maintenance and repair requests can be made online, through your tenant portal. We will respond as soon as possible, and we ask you to make sure your property is available for the fastest possible visit from a vendor or contractor. For emergency maintenance issues, we are available by phone 24 hours a day.
How do I get my security deposit back?
Your lease agreement will provide instructions for the move-out process. We will return a full security deposit to tenants who clean and maintain their homes and return the property to us in the same condition in which it was received.

June of 2018 the water line of the refrigerator ruptured while the tenants were gone. Upon their return home they found water in the kitchen, dining room, front room, and hallway. They called Jody and he called Service Masters. I had just renovated this property and live out of the area and the thought of having to do it all over again was very distressing, to the point that I eve considered selling the property as is. Jody stepped up and told me that he would be willing to oversee the renovation process and I wouldn’t have to deal with the contractors, or commute back and forth. Jody called me to discuss colors, materials, etc for paint, cabinets, carpeting, and laminate, and I only went to the house maybe four times just to see how it was going. Jody and his team knocked it out of the park and I decided against selling it at a lost. Jody is a hands on property manager and he will do as little, or as much as you request. Exceptional Service!

Stowers Real Estate did a great job getting my mom's house ready for rental. If I had any questions for Jody, he usually answered his phone and took care of my question right then or got back to me in a timely manner. Cynthia was great with getting the right people there to take care of any necessary jobs, and I usually got any of my questions answered in a timely manner.

In the summer of 2016 I completely renovated a residence in Danville and decided to take a chance on having a property management company oversee its operation as I live in the East Bay. June of 2018 I received a text from Jody that the tenants had been away on vacation and upon returning and entering the residence found about 3” of water on the kitchen, dining room, living room and main hallway caused by a ruptured refrigerator water line. Jody advised that he had already turned off the water, and attempted to get as much water out of the residence as he could and assisted in finding the tenants temporary quarters. Jody had already contacted Service Masters to come out to mitigate the damage which was extensive. Due to my age I told Jody that I didn’t think I could go through another renovation and actually considered selling the property “As Is”. Jody stated the he would be happy to oversee the renovation project and the he would follow it through to its completion saving me the time and trouble of finding contractors, and the commute time back and forth to Danville. For the next 60 days Jody took this project on, calling me when necessary to discuss various options etc, saving me hundreds of hours commuting and meeting with contractors, and the property was returned to its pristine condition. Jody and his team far exceeded my expectations and I can not express how grateful I am for their assistance.
