Are you licensed?

Yes, our company is licensed with the Department of Real Estate. You can verify licensing online.

Do you sell real estate too?

Yes, Stowers Real Estate is a full service real estate brokerage providing a full range of property management and sales services. We are experts in the local real estate sales market and we believe it is not only an inconvenience but it is a disservice to you to need a separate property management company and real estate broker. We handle the majority of the sales for our property management clients and purchases for our tenants. The truth is, when we manage your home we become experts on the property and we are best positioned to provide you with the best results and smoothest transaction. What type of properties do you manage?

We manage single family detached homes, condos and townhomes. We do not manage duplexes, triplexes, 4 plexes, HOA’s, mobile homes, commercial property or apartment buildings.

What services are included?

SRE offers a one-stop-shop for all your property management needs including:

  • Preparing your home for future residents by conducting an inspection and addressing maintenance and repairs.
  • Marketing and showcasing your home with professional photography, 3-D virtual walkthroughs, video tours, floorplans, private showings, open houses, and self-serve tours. This flexibility ensures that we reach a wider pool of potential residents, making the process efficient and hassle-free.
  • Distributing the listing on websites including Zillow, Apartments.com, Trulia, Zumper and Hotpads. Additionally, we list the home in its best light on our website that receives thousands of visitors a month – a true competitive advantage.
How much do you charge?

See our Pricing tab for a full view of all of our service plans and rates. Unlike the majority of our competitors, our pricing is fully transparent and listed right on our website. We screen potential clients with our transparent pricing, clients who prioritize price vs results choose other property management companies. Our ideal client values top of class results, providing an excellent resident experience and maintaining legal compliance ahead of everything else.

Who negotiates the rental/lease agreements?

Our clients determine the pricing, lease term and pet’s policy. We negotiate all other terms with our tenants.

Who collects the rent every month?

SRE collects all rents.

What are the advantages to hiring a property manager?

When you hire a property manager, you don’t have to worry about 3:00 a.m. phone calls from a tenant if something unexpected happens. You also don’t have to live nearby to make sure your home is being cared for properly because you have a great property management firm that does it for you.

How many properties on average does Stowers Real Estate manage?

Currently, Stowers Real Estate is averaging 250 properties in its management portfolio and growing.

Leasing and Tenant Management

How long of a lease do you sign?

SRE prefers 1 year leases, after 1 year we provide guidance for 1, 2, 3 and Month to Month lease extension offers for the owner to review and approve.

How much security deposit do you charge the tenant?

Our security deposit requirement is a minimum of 1.5 months rent unless the owners circumstance dictates that the maximum allowed by law is 1 month rent.

Do you pre-market properties?

No, we have learned the hard way that advertising a property that isn’t move-in ready can lead to big problems.

How soon can you start managing my property?

Right away! You can sign up for our services by clicking the plan you want under the Pricing tab.

Can I rent out my home furnished?

No, SRE does not manage furnished homes.

Do you rekey the house after the resident moves out?

Yes, each time a resident moves out the locks are changed. This can protect the owner from liability and and help residents feel safe in their new home.

Do I get to see the lease or sign it?

SRE is a full-service property management company that handles all aspects on your behalf, including signing the Lease. A copy of the signed Lease will be available to you in the Owner Portal. Special Note***When you hire SRE you are hiring us to handle all management responsibilities. You as the owner will make decisions about pricing, pet policy, length of lease and repairs over $500. You as the owner will have little to no involvement in any other decision. There are competitors that may be open to a “Co-management” arrangement but we have found this does not work. If you like to be involved we will not be a good fit for you. We are a great fit for clients that want someone to handle the full scope of property management responsibilities and trust us to do our job.

Do I get to review rental applications and select the tenant?

No, this is an area where SRE delivers a ton of value to our clients. Screening rental applications is something we are very, very good at. We have a long history of placing quality tenants and do so in compliance with all fair housing laws. Let us do what we do best.

When is rent due from tenants?

Per our standard lease rent is due on the 1st and late after the 3rd of every month.

When and how will owners get paid?

There are two methods of payment.

* Electronic deposit directly into your bank account, this method is preferred by the vast majority of our owners allowing us to get you paid between the 5th-10th of the month.

* Physical check in the mail, our bank will send you a check and depending on the mail delivery service you should receive a check between the 5th-10th of the month.

Financial and Legal Aspects

Can you put the money directly into my account?

Yes, you can use our Owner Portal to transfer funds to SRE electronically.

How and when do I get my checks?

All distributions are made using ACH beginning on the 5th of the month, if your tenant has paid their rent on time you can expect to have it on or before the 10th of each month.

How is rent collection handled?

The majority of our Resident’s use our Tenant Portal to set up automatic ACH rent payments. We’ll accept almost all forms of payment.

Do you pay all the bills for the property?

This is totally up to you! We can pay any property related expenses provided we have the bill and the funds to pay the bill.

Does SRE adhere to Federal Fair Housing Guidelines?

Yes, SRE abides by the National Fair Housing Act, the Fair Credit Act, and follows the same screening and application process for all properties and applicants.

Does SRE require residents to have tenant insurance?

Yes. Residents must provide a copy of their renters insurance with a minimum of $300,000 in liability coverage before SRE will give the resident access to the property.

Does SRE require residents to have utilities in their name?

Yes.

Can I receive a copy of the applicant’s credit report?

The Fair Credit Act prevents us from divulging personal information about an applicant, so we’re, unfortunately, unable to provide you with this information.

Property Maintenance and Inspections

Can I reach you after hours?

Tenants will contact us directly with any maintenance issues and we will coordinate with our reliable contractors to get the repair done in a timely manner. We will then pay the invoice and deduct the expenses on the next owner’s statement. If any repair exceeds $500 (repairs to large appliances, air-conditioners / heaters, larger plumbing repairs, etc.), we will call the owner first to get approval unless it’s an emergency. We require a $1,000 owner reserve that will be used to pay future repair expenses. With our 20+ years of property management experience we have compiled a complete list of good, reliable and reasonably priced contractors.

How often will my property be inspected?

We conduct an evaluation of the property’s condition when the new tenant moves in, a move out evaluation at move out, an annual safety evaluation for tenants who stay through multiple leases and further surveys are conducted as repairs require.

How do we help prepare properties for rent?

If a property needs paint, new carpet / floor work, landscaping or other larger repairs to get a property in good condition to attract a good tenant we will help coordinate that work for you.

Do you mark-up repair expenses?

Yes, if you are under the Silver or Gold plans any repair completed with a cost of $500 or more will incur a 10% project management fee. There is no project management fee for clients choosing our Platinum plan.

How do you advertise the property for rent?

We advertise your property on our website, Zillow.com, Trulia.com, and many other real estate websites. We also post a lease sign at your property. Our website gets a top listing by Google for both organic and paid searches. All of this advertisement is done at no cost to you.

Specific Inquiries

Am I required to make my property available to Section 8?

Yes, California law requires that all Landlords accept housing vouchers as a form of income.

How much will my property rent for?

There are several factors that determine how much a property will rent for, such as the number of bedrooms, square footage, location, amenities, etc. With the address of the property I can research how many comparable properties in your neighborhood have rented for and if there are any similar properties currently for rent. We have found that rental comps along with our 20+ years of property management experience will give us a very good idea how much rent we can receive for your property.

How long will it take to rent my property?

The amount of time required to find a qualified tenant to rent a property depends both on the property itself, and on the current market rental conditions. The average property takes two to four weeks to rent.

What type of reports do I get and how often?

You will receive your owner’s statement each month by the 10th of the month.

Who holds the tenant security deposit?

SRE holds security deposits.

Tenant Screening Process

How do you screen prospective tenants?

We conduct a thorough background check on each applicant.
– We verify that they make at least three times the monthly rent and have steady employment or have documented alternate payment sources.

– We check with their previous landlord to ensure that they have been good tenants, and paid rent on-time.

– We obtain a credit report to verify credit score, payment history, monthly obligations, prior evictions. If the prospect is Section 8, we may review income documentation in lieu of a credit report by law.
